What information is on an Energy Performance Certificate? An EPC gives details of the energy efficiency of a building based on the cost of space heating, water heating and internal lighting, and is accompanied by a recommendation report detailing measures to improve the energy efficiency of the building. 

Who is responsible for obtaining an Energy Performance Certificate? A SAP Assessment is required by Building Control before a new build can begin. An Energy Performance Certificate should be obtained by the builder and shown to Building Control as soon as build is complete in order to receive a completion certificate. The EPC should then be given to the owner or the ultimate purchaser before a contract for sale has been completed. Also it should be shown, on request, to any prospective purchaser.

What are the benefits to me as a seller? A building with a higher energy rating should be more marketable than one with a lower rating. The rating indicates to a prospective buyer how energy efficient your building is and a more energy efficient building is less costly to run. Also, the recommendation report will provide information that may help to reduce the running cost of the property even further.  

Does a new Energy Performance Certificate need to be obtained every time a particular dwelling is sold? No. There is no requirement in the Building Regulations to produce a new EPC every time there is a sale. A certificate is valid for 10 years and can be used multiple times during this period. When a dwelling is sold after this period, however, a replacement EPC will be required which will, in turn, be valid for another 10 years and so on.

Why are Energy Performance Certificates being introduced? EPCs have been introduced to comply with the European Directive on energy efficiency. The Directive lays down a common method to measure energy performance of buildings throughout the European Union and the EPC is the certification document required.
